Decisions regarding real estate and construction have historically been made primarily based on price. We call it “cost” but we really mean “price”.

This has generated a focus on low bidding that has commoditized the entire supply chain from rent through professional architectural, design and engineering fees on to the cost of construction, cost of furnishings and all that is required to deliver a finished working environment.

Companies are beginning to realize that rising energy and operating costs, measurable costs of ownership, the growing war for talent and the rising need for agility in the physical real estate that can perform to match the changing business needs are all combining to generate an appetite for value and not just price.

There is a better way to deliver space and it involves the way we do business on all levels. Our behaviors, our relationships and most of all the integration of multiple disciplines to solve holistic problems at the business level leveraging the collective intelligence of all rather than the command and control silos that have marked our industries and professions up until now, all have to be included in the renaissance that is so overdue.

Through use of current trends and statistics, actual project experience and valid concepts learn new ways in which the language of value can be reintroduced to change the perspective and decisions made around corporate real estate and construction with notable results for all stakeholders at the triple bottom line level and beyond.

Bill Black is a Quantity Surveyor originally hailing from Edinburgh, Scotland. Bill obtained his degree at Napier University, while at the same time serving a six-year apprenticeship with Gibson & Simpson, a prominent well-established firm of Quantity Surveyors. Bill is an ASID Distinguished Speaker, a LEED Accredited Professional and a featured speaker on the value of designing high performance real estate and modular-interior construction process and costing.

David Hayes, CEO
Skyline Construction. San Francisco

David Hayes has been the CEO of Skyline Construction since 2004. Skyline Construction has built more than 500,000 square feet of LEED CI projects in the San Francisco Bay Area, for a variety of clients including Google San Francisco, Wachovia Bank and Gibson Dunn & Crutcher. Skyline is currently overseeing statewide prototype projects for a variety of retailers. David has participated on several panels discussing the real costs of LEED construction, and he has set up a compensation plan in which each Skyline employee receives a 5-10% raise in base salary for becoming a LEED accredited professional.

Peter Morris, Principal
Davis Langdon

Peter Morris has 32 years of experience in construction economics, cost planning and management, with expertise in building surveying, construction cost planning and estimating, auditing, scheduling and life-cycle costing. Peter has extensive experience in construction cost and sustainability research, and has authored papers on escalation, construction risk analysis, life cycle costing and sustainable design. He is currently working with the research committee of the US Green Building Council to develop a national green building research agenda.

As head of Davis Langdon’s research initiative, Peter is currently leading a project to compile a database of sustainable design costs from the thousands of projects that Davis Langdon has done nationally and abroad. Peter has also spoken at several major conferences on the topics of escalation, benchmarking, cost planning, and the cost of sustainable design. He is also an active participant in the Green Buildings Finance Consortium, working to develop financial modeling tools to improve financial decision making for green buildings.

Peter has a Bachelor of Science in Building Surveying from Reading University in 1976, a CDip in Business Accounting and Finance, and is a member of the Royal Institution of Chartered Surveyors.
